SIZE
Each owner with Bear Creek Crossing owns a Fifty (50) by Fifty (50) square foot lot. Your HOA maintains and cares for the landscaping in front of your cabin. It is the owners responsibility to weed, mow if needed, and maintain any of the property beside and behind the cabin.

GARBAGE REMOVAL
Currently, there are not any trash facilities within Bear Creek Crossing.  If your cabin is on a rental program, it is the rental companies' responsibility to remove and dispose of any garbage created by your cabin's guest.  If your cabin is not on a rental program, it is your responsibility as the owner to remove the garbage from your cabin.  There are several convenience facilities close to Bear Creek Crossing; please see the FAQ section for the locations.

CABIN APPEARANCE
Before any changes are made to the exterior of your cabin including but not limited to trim, stain color, siding, doors, windows, or any other exterior item, you must submit your intentions to the Architectural Review Committee for approval.  Bear Creek Crossing is a uniform development and we are trying to maintain the quality of your investment.   

SIGNS
The only signs currently permitted on your lot are a property identification sign and a for sale sign.  Any signs must be approved by the Architectural Review Committee.

GATE CODES
All of the security gate codes are managed by your Home Owners Assocation.  If you need a code entered in or removed, please contact Greg Fernatt 865-388-0463 for assistance.  Please DO NOT attempt to enter or remove a code yourself. 1357 / 1738

GRILLING & FIRES
Because of the close proximity of the cabins within Bear Creek Crossing, NO open fires of any type are allowed on the property, including charcoal grills, fire pits and fireworks. However, a gas grill may be placed on your deck for grilling.
